Appraiser Continuing Education Requirements

South Carolina Appraiser CE Requirements

If you hold a South Carolina appraiser credential, South Carolina uses a biennial renewal system for appraiser licenses and certifications. The South Carolina Code provides that licenses and certifications issued by the Board expire biennially on June 30, and the Board’s current renewal page states that appraiser licenses expire on June 30 of even-numbered years. The current renewal cycle shown on the Board’s site is July 1, 2024 through June 30, 2026.

What South Carolina appraisers need

South Carolina requires 28 hours of continuing education prior to renewal for apprentice appraisers, licensed or certified appraisers, and mass appraisers. The Board’s current continuing-education page states that, of the 28 hours, 7 hours must be the current National USPAP Update, 7 hours must be Valuation Bias & Fair Housing, and 14 hours must be general CE. The South Carolina Code separately requires evidence biennially of satisfactory completion of 28 hours of Board-approved instruction, with 7 hours in the National USPAP update course current at the time of renewal.

USPAP requirement

South Carolina requires the current 7-hour National USPAP Update Course as part of each active renewal cycle. The Board’s current renewal page states that 7 of the 28 hours must be the most up-to-date USPAP course, and the current South Carolina Code requires that 7 hours of the biennial total be the National USPAP update course current at the time of renewal.

Valuation Bias and Fair Housing requirement

South Carolina now expressly treats Valuation Bias & Fair Housing as a required part of renewal CE. The Board’s current continuing-education page states that apprentice appraisers, licensed or certified appraisers, and mass appraisers must complete 7 hours of Valuation Bias & Fair Housing as part of the required 28 hours. The Board’s renewal page further states that, beginning in 2026, all licensees must take the mandatory Valuation Bias & Fair Housing course, with a 7-hour course for 2026 and a 4-hour required course for subsequent renewals.

Important South Carolina deadlines

South Carolina appraiser licenses expire on June 30 of even-numbered years. The Board states that renewal notifications begin going out in April, that renewals are due by June 30, and that licenses not renewed by June 30 are subject to late fees from July through September. The Board’s current fee page lists the late-renewal schedule as $60 if postmarked July 1 through July 31, $80 if postmarked August 1 through August 31, and $120 after August 31 and before the next renewal period.

South Carolina law also provides that a license or certification not renewed by expiration is no longer valid but may be reinstated within 12 months after expiration upon proper application, payment of the renewal fee and late penalty, and proof of having met CE requirements. If it is not reinstated by the last day of the twelfth month following expiration, it must be canceled.

Inactive status and incomplete CE

South Carolina’s current statute provides that an appraiser who fails to complete CE by the renewal date may renew by submitting the applicable fees, but the credential holder must immediately be placed on inactive status and may not engage in appraising while inactive. The Board’s renewal page gives the same practical guidance: if CE is not complete by June 30, the licensee may renew inactive and then submit the paper active renewal form once CE is complete.

CE reporting and audits

South Carolina currently uses CE Broker to track continuing education. The Board’s news page states that all South Carolina appraisers should activate their free CE Broker account, that Board-approved course completion is automatically reported by the CE provider, and that a CE audit will be conducted on all licensees following the close of the renewal period. The Board’s FAQ and renewal pages also state that CE Broker assists in the compliance audit and that licensees should first contact the course provider if a completed course is not showing in CE Broker.

Approved courses

South Carolina directs appraisers to CE Broker to locate South Carolina-approved providers and approved continuing-education courses. The Board’s forms page also directs users to CE Broker for appraiser providers and courses.

South Carolina’s governing statute is the South Carolina Real Estate Appraisers Act, Title 40, Chapter 60. The current code text in Section 40-60-34(G) through (J) provides that appraiser licenses and certifications expire biennially on June 30, may be reinstated within 12 months after expiration upon payment and proof of CE, and may be placed on inactive status. The current code text in Section 40-60-35(A)(1) requires 28 hours of approved continuing education biennially, including 7 hours in the current National USPAP update course. The same statute also addresses inactive renewal, nonresident CE treatment, and requests for credit for non-preapproved courses. How to Renew

South Carolina appraisers renew through the Board’s online Renew My License portal. The Board states that renewal notices begin going out in April, that appraiser renewals are due by June 30 of even-numbered years, and that all required CE must be completed before renewing in active status. South Carolina also instructs licensees to activate their free CE Broker account before renewing and to confirm that CE is properly reflected there. If a licensee has disciplinary history that has not already been reviewed by Board staff, the Board says online renewal may not be available and a paper renewal form with payment may be required instead.

Pro-Tips for 2026

Do not wait until late June. South Carolina’s Board says renewal notices begin going out in April, and the current renewal cycle ends June 30, 2026. Completing CE and checking CE Broker in May or early June is the safer approach.

Confirm that your CE Broker account shows the right mix of courses, not just the right total hours. For the current cycle, South Carolina’s Board says licensees should have 28 hours reported within the renewal period, including the 7-hour Valuation Bias course and the 7-hour 2026 USPAP Update.

If your employer pays renewal fees, South Carolina’s online renewal system includes a proxy payment link so the employer can pay without accessing your full renewal record.

If you accidentally trigger a renewal “kick-out” in the online system, the Board states that these are usually cleared each morning, and urgent requests can be emailed to Contact.REAB@llr.sc.gov.
