Mississippi
Appraiser Continuing Education Requirements

If you hold a Mississippi appraiser credential, Mississippi currently uses an individual renewal cycle tied to the date of issuance. Under Miss. Code § 73-34-25, a license expires two years from the last day of the month of issuance, while a registration expires one year from the date of issuance. That means licensed and certified appraisers renew on a rolling two-year cycle, while trainees renew annually.

What Mississippi appraisers need

Mississippi requires active-status licensed and certified appraisers to complete 28 hours of Board-approved continuing education during the immediately preceding license term. Mississippi’s current administrative rule, reflected in Part 1501, Chapter 5, Rule 5.1, requires 28 hours, and Miss. Code § 73-34-33 now states that the renewal requirement is 21 class hours plus a 7-hour USPAP update course, for a total of 28 hours. Mississippi’s Board also maintains an official Approved Continuing Education / Qualifying Education Providers list.

USPAP requirement

Mississippi requires at least 7 hours in USPAP coverage as part of the CE needed for renewal. That requirement appears in both Part 1501, Chapter 5, Rule 5.1 and Miss. Code § 73-34-33.

Valuation Bias and Fair Housing requirement

Mississippi’s official Board site now expressly states that, as of January 1, 2026, it is required for all appraisers to have the 7-hour National Valuation Bias and Fair Housing Laws and Regulations course in order to renew the license. The Board repeats that notice on its current home page, License Law, and Forms pages. For upgrade categories, including trainees, the Board also states that the 8-hour qualifying-education version with a test is required before the application can be approved.

Important Mississippi deadlines

To renew, the holder of a current license or registration must apply not earlier than 120 days before expiration and not later than the expiration date. That timing appears in Miss. Code § 73-34-27. If the credential holder misses the expiration date, Mississippi allows renewal within 60 days after expiration by satisfying the renewal requirements and paying a late renewal fee. Mississippi’s fee statute, Miss. Code § 73-34-45, sets the renewal license fee at $325 and allows a delinquent renewal penalty of 100% of the renewal fee.

Mississippi also requires a fingerprint-based criminal history records check for applicants for renewal. That requirement appears directly in Miss. Code § 73-34-27. The Board’s current Renewal Process form states that applicants will not receive a fingerprint card because the Board already has prints on file, and that applicants renewing by mail must complete an Authorization to Release Information form.

Special note for trainees

Mississippi trainees renew annually and have a different CE structure than licensed and certified appraisers. The Board’s current Trainee/Supervisor Information sheet states that trainees must provide 14 hours of continuing education each year, including the 7-hour National USPAP Update course every second renewal.

Approved courses

Mississippi’s current official provider list appears in the Board’s Approved Continuing Education / Qualifying Education Providers PDF, revised March 2026. The Board’s current administrative rule also recognizes courses that have been approved for appraiser continuing education by another state or country whose program has been approved by the Appraisal Subcommittee, so long as the course satisfies Mississippi’s rule requirements.

How to Renew

Mississippi appraisers may renew online through the Board’s Licensee Renewal Login or renew by mail. The Board’s current Renewal Process form states that, if renewing online, the licensee must still send any missing continuing-education certificates to the Board. If renewing by mail, the Board says to submit two separate checks for the $325 renewal fee and the $80 Federal Registry fee, plus the signed and notarized Pledge Certification Form, the Appraiser Background Check Consent Form, and any missing CE certificates. Mississippi law also requires the renewal application to be filed not earlier than 120 days before expiration and not later than the expiration date.

One operational detail deserves care: the Board’s current home page says CE certificates must be scanned and emailed to mmg@mab.ms.gov, while the older Renewal Process form still references info@mab.ms.gov. Because the current home page and staff directory both point to mmg@mab.ms.gov, that is the safer address to use unless the Board directs otherwise.

Pro-Tips for 2026

  • Do not wait until your expiration month. Mississippi lets you renew up to 120 days early, so the safer approach is to finish CE and start renewal well before the credential expires.

  • Plan for both required topic courses. Mississippi now requires the 7-hour USPAP Update and, as of January 1, 2026, the 7-hour National Valuation Bias and Fair Housing Laws and Regulations course to renew.

  • Send CE certificates promptly rather than assuming they are already in your file. Mississippi’s Board homepage specifically tells appraisers to scan and email CE certificates to mmg@mab.ms.gov.

  • If you are a trainee, remember that your renewal cycle is different. The Board’s trainee guidance says trainees renew annually and must provide 14 hours of CE each year, with the 7-hour USPAP Update every second renewal.
